What is a design consultation in a real estate context?

It is a walkthrough where we look at a property the way an architect would rather than the way a listing photo does — spatial flow, natural light, structural constraints, where walls can and cannot move, and what a realistic renovation would cost and take. For buyers it clarifies whether a house can become what you want. For sellers it identifies which changes will actually move the price.

Do you charge for a design consultation?

For clients I am representing in a purchase or a sale, this is part of how I work rather than a separate line item. For standalone consulting outside a transaction, we agree on scope and fee before starting. Ask me directly and I will tell you which situation you are in.

Can you tell me if a wall can be removed before I buy?

I can give you an informed read on whether a wall is likely load-bearing, what the likely structural approach would be, and roughly what it tends to cost in Atlanta — enough to decide whether to keep pursuing the house. That read is not an engineering opinion, and before you commit real money I will always recommend a licensed structural engineer or contractor confirm it.

Which renovations add the most value to an intown Atlanta home?

Correcting a bad floor plan usually beats upgrading finishes. Opening a dark kitchen to a living space, adding a properly designed primary suite where none exists, capturing usable square footage in an existing footprint, and improving natural light tend to return more than replacing already-functional surfaces. The wrong addition — one that reads as tacked-on — can reduce value even after a large spend.
