Estate Streets and a Second Skyline
Buckhead is the large district covering the northern third of the City of Atlanta, running roughly from Peachtree Creek north to the Sandy Springs line. It is not one neighborhood but several dozen — Tuxedo Park, Garden Hills, Peachtree Hills, Chastain Park, Brookwood Hills, Haynes Manor, Paces and others — bound together by a commercial core at Peachtree and Piedmont that functions as Atlanta's second downtown.
The housing runs the full range. The estate sections west of Peachtree hold some of the largest houses in the Southeast on multi-acre wooded lots, including the Georgia Governor's Mansion and the Atlanta History Center's Swan House. East and south of the core, neighborhoods like Garden Hills and Peachtree Hills offer 1920s through 1940s cottages and traditional houses on ordinary lots. And the core itself is a dense high-rise market of luxury condominium towers along Peachtree.
Buckhead is also the region's retail and hospitality center. Lenox Square and Phipps Plaza sit across from each other at Peachtree and Lenox, the Shops Buckhead Atlanta district adds the luxury street-retail block, and the office towers around them hold a large share of metro Atlanta's financial and professional employment. Two MARTA rail stations, Buckhead and Lenox, serve the corridor.
Because Buckhead spans so many distinct markets, the neighborhood name alone tells you almost nothing about price, lot, school zone or lifestyle. Justin Longenbach has worked Atlanta since 2006 and will tell you plainly which Buckhead pocket actually fits what you are trying to buy — including when the answer is that you would be better served intown.

The Peachtree and Piedmont core is a genuine central business district of office towers and luxury high-rise condominiums, with two MARTA rail stations serving it.

Chastain Park

Tuxedo Park & the Estate Section
The largest lots and houses in the city, west of Peachtree. Long driveways, mature woods, and the Governor's Mansion and Atlanta History Center nearby. A private, drive-everywhere setting by design.
02East Wesley at Peachtree
Garden Hills
A 1920s planned neighborhood just east of Peachtree with cottages, Tudors and traditional houses on ordinary lots, a neighborhood pool and Garden Hills Elementary inside it. The most walkable of the classic Buckhead residential pockets.
03Peachtree Hills Avenue
Peachtree Hills
Smaller 1920s through 1940s houses, condominiums and townhomes on the southeastern side near the Peachtree Hills design and antiques district. Historically the most attainable entry point into a Buckhead address.
04Powers Ferry at Lake Forrest
Chastain Park
The northern residential ring around Atlanta's largest park — a mix of original mid-century houses and substantial new construction, with the park's trail, golf and amphitheater at the center.

Shopping
Buckhead is the shopping center of the Southeast. Lenox Square and Phipps Plaza face each other at Peachtree and Lenox, together holding the region's flagship department stores and luxury houses. The Shops Buckhead Atlanta district on Peachtree adds an open-air block of luxury street retail and restaurants.
Beyond the flagships, the Peachtree Hills area is Atlanta's design and antiques district, with showrooms, galleries and to-the-trade resources. Everyday grocery and services are spread along Peachtree, Piedmont, Roswell and Powers Ferry Roads, and Chastain and Brookwood have their own small neighborhood centers.
Outdoor Recreation and Things to Do
Chastain Park is the largest city park in Atlanta at roughly 268 acres: a public golf course, the Chastain Horse Park, tennis, ball fields, a swimming pool, an arts center and a walking and running path that circles the whole park. The Chastain Park Amphitheater hosts the summer concert series.
The Atlanta History Center on West Paces Ferry combines thirty-three acres of gardens and woodland trails with the Swan House and Smith Family Farm. Bobby Jones Golf Course and the Bitsy Grant Tennis Center sit along Northside Drive on the neighborhood's western side.
Buckhead is not a BeltLine neighborhood. The PATH400 Greenway Trail, running along the Georgia 400 corridor, is the district's own multi-use trail, with the long-term plan to link it toward the BeltLine network. For BeltLine access today, most Buckhead residents drive south to Piedmont Park, Ansley or the Eastside Trail.

Public Elementary, Middle and High Schools
Buckhead is served by Atlanta Public Schools, primarily in the North Atlanta High School cluster. Zones vary widely across the district's many neighborhoods — confirm the attendance zone for a specific address with APS.
Garden Hills Elementary School
